Joe Ernst, Principal
Joe is the founder of srmErnst Development Partners and has over 20 years of real estate experience in development, investment, asset management, and real estate finance. Joe joined SRM Associates in 1999 and has been the principal in charge of all new development since 2005. Previously, Joe was a Vice President with Norwest Structured Finance in Minneapolis, structuring private mortgage and asset-backed securities transactions. Joe was also a Vice President with Cargill Financial Services, focusing on developing a conduit for acquisition and securitization of subprime residential mortgages, and a Vice President with Piper Jaffray as an analyst involved in the acquisition, restructuring, and fund management of a $1 billion portfolio of distressed residential loans and under-performing CMBS deals. Joe has bachelor’s degrees in Finance and Computer Science from the University of St. Thomas.
Laura Billings, Partner
Laura has over 17 years’ experience in all facets of real estate development within the office, industrial and multifamily housing sectors, including acquisitions, due diligence, leasing/marketing, financing, entitlements and project/construction management. Laura formerly served as the Director of Development for a San-Francisco-based development firm, where she completed a 110,000 square-foot two-building industrial facility for the City of San Francisco, earning a City and national award for best private-public partnered project. She also successfully entitled a 100-unit and a 230-unit condominium project in San Francisco in 2016, both of which received full community support. She previously worked in community development banking and municipal housing bond finance. Laura has a passion for green building and served on the Board of Directors of the Northern California Chapter of the U.S. Green Building Council. She graduated Phi Beta Kappa from the University of Virginia with degrees in Political and Social Thought and Urban Planning and holds an MBA with a certificate in Real Estate from U.C. Berkeley’s Haas School of Business.
Brennan Geraghty, Vice President
Brennan has been managing commercial construction projects for major general contractors for over twelve years. She manages design, engineering and construction resources, schedule and budget from the due diligence/project feasibility phase through redevelopment and new construction, including coordination with entitlements, financing, permitting and contracting. Prior to working for SRM, Brennan was a senior project manager for XL Construction leading major projects in the South Bay and San Francisco for Microsoft, Apple, Linkedin, and Kaiser among others. Brennan received her B.A. in Architecture and Urbanism from Smith College.
T.J Cameron, Senior Associate
TJ he focuses on all facets of business development including acquisitions, due diligence, and asset management. TJ has 9 years of wide ranging experience in real estate, including investment, development, and finance. Prior to joining srmErnst, TJ worked with Bristol Group Inc., where he focused on acquisitions and asset management for industrial and office properties on the East Coast. TJ started his career in structured products at Bank of America Merrill Lynch, performing extensive analysis of CMBS and ABS securities. Following his time at BAML, TJ also worked as acquisitions analyst at Berkeley Partners. TJ received his B.A. in Economics from Dartmouth College.
Kristel Railsback, Senior Project Manager
Kristel brings a background in historic preservation and experience in public private partnerships and naval base redevelopment. She joined srmErnst from the Brooklyn Navy Yard Development Corporation, where she oversaw large scale developments, including ground-up construction, adaptive reuse, and historic renovation, and promoted strategies around job creation and economic development. Kristel holds a bachelor’s degree in Business Administration from Cal Poly San Luis Obispo, a master’s degree in Historic Preservation from Pratt Institute, and a master’s degree in International Development from the Universidad Complutense de Madrid.
Carmen Angleton, Project Manager
Carmen comes from a development background in residential construction, both ground-up and renovation. Prior to joining srmErnst, she worked as a project manager for SMC East Bay where she oversaw the ground-up construction and rehab of over 20 single family homes in the East Bay, and the creation of the Sullivan Community Space. In her role as a project manager, she managed the entitlement, permitting, finish design, and contracting processes. Carmen holds a bachelor’s degree in Biology from Vassar College.
Lori Lingenfelter, Office Manager
Lori has over 25 years of administrative and project management experience. She is responsible for accounts payable and receivable for all construction projects, and accounting for srmErnst and tenant buildings. She also manages human resources and office procedures, and uses her organizational skills to ensure smooth operations in a busy work environment. Prior to srmErnst, she held executive assistant positions in various industries, including financial, software development, and advertising.
